In the first 3 months of this year alone, 25 million apartments and villas were purchased.
Kosovo citizens are increasingly buying properties in Albania. It is mainly coastal properties.
Of the 440 million euros that is the investment portfolio from Kosovo, 67 percent, or 295 million euros, are for apartments or villas.
25 million were spent on real estate in the first 3 months of this year alone.
The most popular areas are Durrës and Lezha, but there has recently been increased interest in purchasing apartments and villas on the South coast.
"The diaspora invests much faster, because it understands the dynamics very clearly. In the areas of Shëngjin, Velipoja, Tale... because the National Road makes it easier to access those areas. But, in recent years, especially this year, we have seen interest from Kosovo Albanians and in the Albanian Riviera. Starting from Vlora, to the Dhërmi and Palasa areas," said Reinaldo Pipiria, executive director of the Real Estate Association.
In addition to the coast, cities with easy infrastructure connections to Kosovo are also experiencing increased demand. According to the data, the Albanian market is seen as more favorable in terms of price compared to many cities in the region that are positioned as potential tourism destinations.
"If we were to compare the areas of Albania today with some of the areas of Montenegro, here we are talking about the Budva area, we see that the prices in these two areas are from 2250 to 3350 euros per m2. Durrës, towards Shëngjin, Velipoja, are somewhere around 1700 to 2000 euros. The Vlora area has many alternatives that are less than 2500 euros per m2.", explained Pipiria.
Overall, all investments from Kosovo to Albania have shown a steady increase year after year. In the first quarter of 2025, they increased by 4.26% compared to the end of last year.
In addition to Albanians from Kosovo, property investments are also coming from Albanian emigrants residing in Italy, Germany, the USA and Britain, as well as from foreign citizens. The market, according to experts, remains vibrant and with expectations for further growth.
